April 2024 - In case you haven't heard, the rules are changing this summer. So we have decided to go ahead and start implementing the changes now. People selling their homes are no longer expected to pay the buyer agent fee.


We will now be listing properties FOR SALE with a flat 2% fee.


The consequence is that Buyers will now have to sign a Buyer's Brokerage Agreement. If they  go to an Open House without a signed Broker's Agreement, they are required to complete a Showing Agreement.

    Yes. Traditionally in Florida, sellers have paid the buyer's agent commission. We list properties for 2%, and require the buyer to pay their own agent.

    Traditionally, people selling their residential property have paid the entire commission when the transaction closes. In the near future a signed Exclusive Buyer's agreement will be required when a Realtor is working for a buyer. We have decided not to wait.
